Casa Agrícola da Levada is not a business hotel: our Reception is not open 24 hours and we cannot accept group bookings. Check-in is in the coffee/tea room of Casa da Trepadeira, from 2 PM to 8 PM.
Families with young children and reduced-mobility guests should inform us at the time of booking, so we may best accommodate their needs. This also applies to guests travelling with a lot of luggage!
Booking, Confirmation, Payment and Cancellation Policy
Non-refundable bookings require full payment at the time of booking, are non-transferable to another person or date and will not be refunded if cancelled. If you chose a non-refundable rate, we will charge the booking credit card within 24 hours in order complete your reservation.
Standard Rate Bookings can be changed or cancelled up to three days before check-in. If cancelled within three days of arrival, the booking will not be refunded.
We guarantee our rates are the lowest on the market.

Due to the high number of fictitious bookings, if we are unable to debit the credit card used at the time of booking, we will cancel your reservation.

Check-in is between 2 PM and 8 PM.
Early arrivals can be accommodated. Although we cannot guarantee access to your accommodation before 2 PM, you are welcome to relax by the pool or in the garden. If you plan to arrive after 8 PM, it is possible to organize an automatic check-in. Please contact us in advance.
We request that guests return their keys by 11.30 AM.
We can provide a secure place for guests to leave their luggage before check-in and after check-out.
Parking at Levada is free. Every house has an allocated parking space. Please drive slowly within the estate, there may be children.
Breakfast is included for guests staying in the Main House and is enjoyed in the Casa da Trepadeira tea/coffee room or in the courtyard, weather permitting. Our simple and natural buffet breakfast consists mainly of organic produce from Levada and local farmers. All fruit and jams are Levada’s own and our cake, biscuits and granola are lovingly made fresh daily.
Continuing the medieval tradition of sharing bread with neighbours as a token of friendship, we offer our self-catering guests fresh bread daily. In our non-profit Honesty Shop, you will find items to complement your breakfast, such as butter, fruit juices, cheese, prosciutto, jams and honey.
Guests staying in self-catering accommodation are also welcome to enjoy our breakfast when served outside. The additional fee of 18€/person/breakfast will be added to your final bill.

We have bicycles you can borrow to ride inside Levada and mountain bikes for hire for 20€/day.
Our free self-service laundry room is open daily. Washing is air and sun-dried; if you need to use a dryer, please contact a member of staff.
Our non-profit Honesty Shop has an excellent selection of wines, local produce and handicrafts, as well as everyday items including toiletries. Please write down the items you help yourself to and they will be added to your final bill.
Rooms in the Main House are cleaned daily. Houses are cleaned daily Monday-Saturday. Cleaning includes making beds, cleaning bathrooms, removing rubbish and washing floors. If you choose this free service, we request that you tidy all belongings, dishes and food. Bed linens and towels are changed every four days.
Bed linens and towels are changed every four days. Please let us know if you need fresh sheets or towels. Please do not take Levada towels to the pool area, as only heavy-duty laundry soap can remove sun cream. If you forgot to bring a beach towel, please contact a member of staff – we’ll be happy to lend you one. All our bedsheets and towels are 100% cotton and all pillows are hypoallergenic and free of animal products.
We provide soap, shampoo and toilet paper. Other toiletry items, such as sanitary products, toothpaste, toothbrushes and nappies can be purchased from our Honesty Shop.

Children aged 3-12 on an extra bed are charged 25€/night.
12-year-olds and above on an extra bed are charged 35€/night.
All additional fees will be added to your final bill.
Due to health and safety regulations, we can only provide one extra bed per accommodation type, and not all rooms and self-catering units are suitable for extra beds.
If you require an extra bed, please contact us after you’ve booked.
Well-behaved pets may be accepted at self-catering houses upon agreement. Cats and dogs are charged 15€/night, and we request a damage deposit of 100€ in cash when you check-in.
We understand your pet is part of your family and do our best to accept one dog per house, but please understand we may also have to limit the number of dogs on the grounds for everyone’s safety and well-being, and operate on a first-come-first-served basis. Please note that pets are not permitted in the communal areas, and dogs must be kept on a lead at all times.
If you wish to bring your pet, please email us your request with the following information: type, breed, sex, age and weight.
All accommodation is non-smoking. If smoking in communal areas, please be mindful of other guests and use the rear tables with ashtrays.
